Building broader momentum in Visayas and Mindanao
Colliers’ data indicated resilience across the Visayas and Mindanao property sectors, supported by expansion in the office, residential, and hospitality sectors.
Office transactions outside the National Capital Region totaled approximately 37,000 square meters in the first quarter of 2026, with Iloilo accounting for nearly half at 16,000 square meters. Outsourcing firms remained the primary driver of demand, ahead of metropolitan centers. Mirroring this active momentum, Colliers projects 45,000 new condominium units across Visayas and Mindanao from 2026 to 2029, anchored by the middle-income segment. Consequently, Iloilo's condo stock will surge from 10,020 to 16,270 units, while Bacolod will expand from 4,220 to 8,730 units.
House-and-lot developments demonstrate strong absorption. Iloilo posted 33,000 properties with a 96 percent absorption rate, while Negros Occidental recorded 32,000 units with 88 percent sold. This robust take-up yielded a two to six percent annual price appreciation from 2016 to 2025. Lot-only properties have also gained value, with Colliers recording average annual price increases of seven to 13 percent across Central Visayas, Western Visayas, and Davao during the period. This historical growth highlights ongoing opportunities for developers to strategically expand and differentiate outside Metro Manila's traditional boundaries.
